Committee Report – July 2011

Finance (June 2011)
• Our normal monthly income, if all was paid, should be €10,816.47 community fees and €540.00 water surcharge (total €11,356.47).
• During June 2011 we received community fee income of €10,629.48 but only spent €8,112.49. This resulted in the balance of the community’s general account increasing by €2,516.99 during the month from €17,204.04 to €19,721.03. Whilst the state of the community’s finances have improved considerably, owners should be aware that we have not yet concluded discussions with Jonay (previous gardener) whose final monthly invoice is still awaited.
• Part of the expenditure in June was a transfer of €500.00 to the community’s Reserve Fund which now stands at €2,500.
• The total amount owed by debtors increased by €866.86 (1.86%) this month (June 2011). The total debt outstanding as at the end of June 2011 was €47,506.04. (End 2010, €38,919.30).
• Unfortunately, the agents acting in the sale of Duplex 9 (owned by Waugh - our largest debtor at €9,008.06) have advised that the sale has fallen through but they do have another person interested.
• The sale of Duplex 15 (owned by Mellon – our 3rd largest debtor at €5,728.97) is proceeding but no completion date yet set.

• We have a new day to day contact for our Administrators. Her name is Elisa Del Carmen De Leon. Elisa can be contacted on 696450355 / 922738532 / elisascvgae@gmail.com. Elisa is also available to be seen at La Finca every Wednesday from 14.30 to 15.45.
• Cleaning of the complex is carried out on Mon 08.00 – 14.00, Tues 07.00 – 10.00, Weds 08.00 – 14.00, Thurs 07.00 – 10.00, Fri 08.00 – 14.00 and Sat 08.00 – 12.00. We are aware that cleaning is not up to the expected standard and we apologise for this. An explanatory letter covering this and other issues has recently been issued to all owners. In addition, we are obtaining quotes for special cleaning of the tiles around the swimming pool.
• We are still waiting to be informed by GAE of the cost of fitting our own private water meters to those apartments which do not yet have a Canaragua meter.
• The committee apologises for any inconvenience caused by the failure of the intercom system - the cause for which has now been identified as a failure of one of the internal circuit boards. As the part is difficult to obtain, we have given instructions for new circuit boards, which are readily available, to be fitted. This should be done shortly (25.07.2011).
• The name of our new gardener is Sebastian. He works for the same company as our previous gardener Nayden.
• We continue to chase the Ayuntamiento to replace one of the general waste bins for a recyclable waste (yellow) bin.
• The committee would like to remind all owners/tenants (particularly those who are new to La Finca) to abide by our Internal Rules and to familiarise themselves with the do´s and don´ts. A community of the size of ours can only run smoothly if all are aware of the rules and follow them. In case of doubt, please ask the Administrator. Please pay particular attention to the rules about changing the exterior of the units by installing items like clothes rails, sun-blinds, air conditioning systems, pergolas etc. If you rent out your unit please make sure that your tenant is aware of our rules.
• During the last month somebody broke the glass panel on the front of one of the fire hose cabinets in the garage and this is now having to be replaced.
• The committee has started to replace the drain covers around the children’s play area/toilets as the current ones are damaged.
• The committee has been advised that there was a small fire in the garage area in a car belonging to one of the owners. This was quickly brought under control with the help of some other owners. The owner of the car is now having to provide witness statements to his insurance company. If any of you witnessed the fire, can you please let a member of the committee know so that they can pass your name on to the car owner.
• Don’t forget to let the Administrators have your email address if you wish to receive information such as this report, minutes of meetings or other important communication electronically.
• The community has a presence on Facebook (CDAD PROP LA FINCA; a group AND a community), it’s own web site (www.lafincaonline.es) and a forum (http://lafinca.great-forum.com). These are used to provide the latest information regarding the community as well as providing additional means of letting us have your comments or advise us of any concerns.
